Find a school zone in your budget

Choose where you live now, what you can spend and how far you would move. We list the nearby suburbs with the government primary and secondary school each one is zoned to, next to the median house price, rent, train time and childcare.

Budget is for

The zoned school is the one at the centre of each suburb. A street near the edge can be zoned to a different school - check your address on the school zone map before you decide.

Nearby suburbs

Type your suburb above to start, or see an example: within 20 km of Melton South, median house price up to $700,000.

Private school fees or a move into a school zone

Compare the fees you would pay with the repayment on the extra loan for a suburb that costs more. Every number below is yours to change.

We publish no school fees - use the figure from the school. Prices filled in for you are published suburb medians, not the price of any one house. The 6% rate and 30-year term are placeholders: enter your own.

Enter both house prices and your yearly fees to see the two monthly amounts side by side.

What this counts. The whole price difference is borrowed, on a principal-and-interest loan at one fixed rate, repaid monthly. Fees stay the same every year.

What it leaves out. Stamp duty, agent, legal and moving costs; changes in interest rates, school fees and house prices; uniforms, levies and other school costs; and the fact that loan repayments also pay off a house you still own, while fees do not.

A government school enrols by home address. Check the zone for the exact address on the school zone map and with the school.

How to read the results

  • Zoned school - the government school whose official catchment zone covers the centre of the suburb. Zones exist for Victoria, NSW and Queensland (1,596 suburbs here).
  • ICSEA - a picture of the family backgrounds of a school's students (1000 is the national average). It describes student intake. It is not a ranking and not a measure of teaching.
  • VCE figures - Victorian government secondary schools only, as published by the VCAA for 2025. One published measure, not a ranking. NSW and Queensland publish no equivalent we are permitted to show.
  • Order - you can order the list by distance or by price. We do not order or rate suburbs by any school figure.
  • Secondary school filter - narrows the list to suburbs in one government secondary school's zone. A suburb whose centre is outside the zone, but which the zone partly covers, is listed and marked "partly in the zone". Schools are listed A to Z.

What is not here

  • Queensland has no free official sale-price series, so Queensland suburbs show weekly rent only.
  • Rent is the median for a 3-bedroom house. NSW and Queensland publish prices and rent by postcode: where a suburb shares a postcode with others, the figure names the postcode.
  • Victoria publishes rent for rental areas that often cover several suburbs, and for whole council areas. Each Victorian figure says which one it is; a council-area median covers suburbs that rent for more and for less.
  • Train times are weekday morning peak to the city centre, published for Victoria and Queensland.
  • Distance is a straight line between suburb centres, not a drive time.
  • Non-government schools have no zones and are not listed. Find them on the schools map.
  • To see every zone in one council area, use school zones by council.
  • To search a whole state by budget and train time, use Where can I afford?
